Whether you're a small 3 unit Strata Corporation, a 50 lot Apartment building or a block of Industrial/Commercial units, our services can be specifically tailored to your requirements.

Service is a huge part of our offering. We seek to be proactive and develop a cycle of engagement that ensures that maintenance matters are noted and addressed, budgets are meaningful and adhered to, enquiries are handled efficiently and all owners are treated with courtesy and respect.

What services do we provide?

Financial Management

We handle all transactions on behalf of the Corporation, including levies, invoices and other third party expenses. All monies are maintained within a Statutory Trust Fund and audited annually as per legislative requirements.

Budgets are maintained in real time, meaning the budget you set at the AGM is actually followed throughout the course of the year. There will never be surprises at the end of financial year and we liaise regularly with the corporation to ensure that any unforseen expenses are accounted for.

All transaction, financial and budget information is available, updated in real time, on the client portal.

Maintenance

We work with you to ensure that there is a clear plan and budget for the ongoing maintenance of your property. A maintenance plan is developed to ensure funding arrangements are adequate and building maintenance occurs on a proactive basis.

Day to day regular maintenance is scheduled and handled by us on your behalf, liaising with you to ensure that all work is done satisfactorily prior to invoice payment.

In many cases, a small limit is negotiated between us and your Corporation to enable us to address urgent matters (such as leaks and impact damage) quickly to ensure the safety of the property. All non urgent work is only carried out with the consent and approval of the Corporation.

Insurance

We deal direct with various insurers to obtain the best premiums and policy conditions possible and, where necessary, will liaise with them on your behalf where specific terms are required

Should you wish to engage an Insurer that requires access via a Broker, we will engage a Broker to do so. Under these circumstances, any brokerage charged by the Broker to place insurance will be passed on to the Corporation at cost, with no mark up or commissions taken.

We will ensure that any claims made on behalf of the Corporation are lodged in a timely manner and followed up regularly so that settlement occurs quickly. Where make safe or remediation works are required, we will liaise with the insurer to ensure the safety of the property is maintained.

Administration

Admin is a major part of our service and we have modern and secure systems to ensure that Corporation records are maintained safely and updated in a timely manner.

Client enquiries, whether received electronically or by phone, are handled promptly with a same day acknowledgment service pledge. While sometimes complex matters can take a while to resolve, we will ensure we keep you in the loop and our portal will provide you with real time feedback on the status of your enquiry.

Of course, we assist with all meeting requirements, take minutes and provide documents relating to financials and insurance.

Items such as Common Seals, Titles, keys, fobs and other items are maintained securely.
